Columbia's own housing runs older on average - median build year 1976 across the wider service area - but Severn skews newer, with most houses going up closer to 1997.
That gap matters more than it sounds. Severn's newer garages tend to have those safety sensors as factory standard rather than a retrofit, so if the door reverses for no reason, start there before you assume it's the opener board.
What we won't do is tell you cable replacement or spring adjustment is a weekend project. It isn't, regardless of the house's age. If the door won't budge and there's a gap in the coil where the spring should be wound tight, that's a call, not a YouTube afternoon.
Watch-outs
Doors from Severn's build era fail differently than the older stock closer to Columbia. The steel sections hold up well structurally, but the opener logic boards from that generation are now old enough that capacitors dry out and the unit starts cycling erratically - opening partway, or not responding to the remote at all.
Springs on 25-to-30-year-old torsion setups are past or near their cycle-life, so a spring that's never been touched since the house was built is due, not just possibly worn.
The region's winters are a real factor too - this area sits in a cold, severe climate band, and cold makes steel contract and lubricant thicken, which is exactly when an aging spring or a stiff roller finally gives out.
We see more calls after a hard cold snap than after a mild one, and a door that's been limping along all fall tends to pick the coldest morning to quit.
The repair
For a torsion spring replacement on a door this age, we're matching wire gauge and wind direction to the original - not just grabbing 'a spring that fits,' since undersized torsion springs are a common shortcut that wears out the opener trying to compensate. For opener boards from the late 90s through early 2000s, replacement is usually more sensible than repair; the boards themselves aren't something we source piece by piece, and a new opener with a modern board costs less over time than chasing an intermittent fault on a twenty-five-year-old unit.
Track and roller work is more straightforward - realign, replace worn rollers, lubricate - and doesn't usually call for a full teardown unless the door's been running misaligned long enough to bend a bracket.
Job timing

A straightforward spring swap or roller replacement on a Severn job runs under two hours once we're on site. Opener replacement takes longer if we're also swapping the wall control and safety sensors to match, since those need to be paired and tested before we call it done.
